3. Landlord Terms

Landlords must provide accurate property details and ensure compliance with safety/legal regulations (Gas Safety, EICR, EPC, HMO licensing, etc.)

Propertiva acts as an agent and not as principal in tenancy agreements

Management and letting fees are clearly stated in our Landlord Fee Guide

Landlords grant authority to act on their behalf for property marketing, negotiation, and
maintenance within agreed thresholds
4. Tenant Terms

Tenants must provide accurate referencing and Right to Rent documentation

Rent must be paid in accordance with the signed Assured Shorthold Tenancy (AST)

Deposits are protected and registered with a recognised deposit protection scheme

Tenants must not sub-let, make alterations, or cause nuisance

Short-let guests must comply with booking terms and maximum occupancy rules
5. Website Use

You may not copy, distribute, or misuse any materials without prior consent

6. Fees and Payments
